Terms of Service
1. Agreement to these terms
These Terms of Service govern your use of qualconspaces.com and the parking reservation service offered by Qualcon Manager LLC ("Qualcon", "we", "us") at 3551 Avenue E, Riviera Beach, FL and 1724 Buchanan St, Hollywood, FL. By making a reservation, paying for a space, or parking at one of our properties you agree to these terms, to our Privacy Policy, and to the Parking Space Agreement you sign electronically when you reserve. If the signed agreement and these terms differ, the signed agreement controls.
2. What you are renting
A reservation gives you the right to park one registered vehicle, boat on a trailer, or trailer in one numbered, unsheltered outdoor space. Pricing is per space, not per vehicle. The space is provided as-is and is for parking only: no habitation, no business operation from the lot, no repairs, washing or servicing of any kind, and nothing may be kept outside the vehicle. Qualcon does not take custody of your vehicle or its contents and is not an insurer; your vehicle must carry its own insurance.

Your vehicle must fit inside the marked limits of your space, be operable or immediately towable, have inflated tires, carry current registration, and be free of leaks and material damage.
4. Facility rules
- Plan arrivals and departures within the gate hours for your property.
- No engine idling or running generators while parked.
- No repairs, maintenance, washing or fueling on site — the lot is for parking only.
- No littering or dumping of any kind; remove all waste you generate.
- Park only in your assigned space; do not block drive aisles, gates or other spaces.
- At Riviera Beach, no screening or landscaping may be placed along the residential frontages, and lighting must remain downward-shielded.
- Gate access details are personal to you and may not be shared.
Violations may result in charges under our Schedule of Charges, suspension of gate access, removal of the vehicle at your expense, and cancellation of your reservation.
5. Term, renewal and cancellation
Monthly reservations are month-to-month. Your reservation starts on your move-in date, is billed monthly from that date, and renews automatically each month at the rate then in effect until cancelled. You may cancel with 30 days' written notice; charges continue through the notice period. Daily reservations cover the reserved day(s) only, expire automatically, and cannot be cancelled once the reserved period has begun. Qualcon may cancel, decline or not renew a reservation as described in the Parking Space Agreement; if we cancel for a reason other than your default, your remedy is a pro-rata refund of prepaid, unused rent. Remaining on the property after your reservation ends is a holdover charged at the daily rate.
6. Payments and sales tax
- Rates are shown per space per month (or per day) and are stated before tax. Current rates are published on the reservation form and in your confirmation.
- Florida sales tax applies to the rental of parking space under s. 212.03(6), Florida Statutes, at the rate in effect for the county where the property is located (currently 6.5% in Palm Beach County for Riviera Beach and 7% in Broward County for Hollywood). Tax is itemized at checkout and collected and remitted by Qualcon. Rates are set by law and may change.
- Payments are processed by Stripe. By reserving you authorize Qualcon to charge your payment method for the first period and for each renewal period, and for any charge that becomes due under your agreement.
- Late or failed payments may result in a late charge under the Schedule of Charges, suspension of gate access until the account is current, and cancellation. Returned payments are subject to the service charges permitted by s. 68.065, Florida Statutes.
- Promotional discounts are limited to the terms stated in the offer and may be limited to first-time customers.
7. Your account and communications
You must provide accurate name, contact, vehicle and plate information and keep it current. We send reservation confirmations, gate access details, receipts, renewal and payment reminders and other account notices to the email address on your reservation. Text message alerts are optional and governed by the SMS terms below.
8. SMS terms — Qualcon Spaces Alerts
Program name: Qualcon Spaces Alerts, operated by Qualcon Manager LLC.
Description: Customers who opt in receive text messages about their parking reservation. Message types are reservation confirmations and account notifications (for example: reservation confirmed, gate access details, payment received, renewal or past-due reminders, and reservation changes). We do not send marketing or promotional text messages.
How to opt in: Check the optional "I agree to receive text messages" box on the reservation form. The box is unchecked by default, consent is not a condition of renting a space, and you can complete your reservation without it.
- Message frequency varies based on your reservation activity.
- Message and data rates may apply.
- Reply STOP to cancel at any time. You will receive one final confirmation text and no further messages. Reply HELP for help, or contact us at accounting@qualconre.com or (305) 542-5005.
- Opting out of text messages does not cancel your reservation; we will continue to send required notices by email.
- Carriers are not liable for delayed or undelivered messages.
- No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. See our Privacy Policy.
Supported carriers include major U.S. carriers. Messages are sent from Qualcon's registered business phone number.
9. Website use
You may use the site to view our properties and make reservations for yourself. You may not use the site to submit false reservations or space requests, interfere with its operation, scrape data, or attempt to access another person's reservation or our administrative systems. Site content, photos and lot maps belong to Qualcon and may not be reused without permission.
10. Liability
Parking is at your own risk. To the fullest extent permitted by law, Qualcon and the property owner are not liable for loss of or damage to your vehicle, boat, trailer or contents, or for indirect or consequential damages, except as caused by their gross negligence or willful misconduct, and total liability is limited to the amounts you paid under your agreement. 11. Governing law and changes
These terms are governed by the laws of the State of Florida. We may update these terms; the effective date above shows the latest version, and continued use of the service after a change means you accept the updated terms. Material changes will be posted here and, where appropriate, emailed to the address on your reservation.
